7 things I wish everyone knew about property settlements.

After nearly nine years at Blue Wealth, I’ve been fortunate to help thousands of clients through the property settlement process. But recently, I had a new perspective — helping my own daughter settle on her very first investment property. 

It was a proud moment, but also a reminder of how much I’ve learnt over the years. So, I thought I’d share some of the key advice I gave her and always give to our clients. 

Read your emails — they matter! 

This might seem obvious, but it’s easily overlooked. 

The Blue Wealth team will keep you updated with every important step — what to do, when to do it, and how. All of this information is also available on your MicroSite, so if an email gets lost in your inbox, you can always find what you need there. 

Trust me, staying across these updates can save you time, stress, and money. 

Have a great team around you 

Property settlement is not a solo sport. You need a reliable, experienced team in your corner: 

  • A mortgage broker who understands investment lending is key. They’ll structure your loan in a way that suits your circumstances and long-term goals. 
  • A responsive legal team will ensure everything is ready on time and help you avoid last-minute delays. 
  • And of course, you have the Blue Wealth team — guiding you through every step of the process. 

Having the right people on your side makes all the difference. 

Respond quickly to your broker 

Your mortgage broker will let you know exactly what they need for your loan application. Getting everything to them as quickly as possible ensures your application is lodged without delays. 

Loan approval can be one of the most time-sensitive parts of settlement, so don’t let procrastination slow you down. 

Make sure your tax returns are up to date 

This one catches people out more often than you’d think. 

One of the most common reasons for delayed settlements is incomplete tax returns. And of course, it’s always the year you really need them done that your accountant is off on a well-earned break! 

Get ahead of it. Make sure your tax returns are sorted early — it can make a huge difference. 

Be ready — because delays are expensive 

Settlement delays can lead to penalty interest charges from the developer. Unfortunately, the reason for the delay won’t usually matter — whether it’s your accountant being on holidays, a late response to your broker, or even your own holiday plans.

Don’t stress about defects — they’re normal 

Almost every new property has some minor defects. That’s completely normal. 

At Blue Wealth, we recommend experienced inspectors who are incredibly thorough — which is exactly what you want. And the good news? We manage the defect rectification process by liaising directly with the builder and developer on your behalf.

And finally… stay calm 

If there’s one piece of advice I could give above all else, it’s this: stay calm. 

There’s no denying settlement can be a high-stress time. There are a lot of moving parts, and things don’t always go perfectly. But the best thing you can do is keep a level head and lean on the team around you.
